Q:  Do you help with new house financing?
A:  Yes we will assist you in finding the right bank.


Q:  What kind of things can I choose in my custom home?
A:  You have the option to customize anything you want under your personal budget.  Almost every feature has 3 or more options you can choose from.


Q:  I have a maximum budget of $135K - $150K.  Can you build me a home in this price range?
A:  Some price ranges do place limits on some features and neighborhoods, but Montoya Custom Homes has worked with previous home buyers to provide them the best possible home for their budget.


Q:  Are you flexible on house features - i.e. If I don’t care for granite countertops, can I have a Jacuzzi in the master bath without changing the price?
A:  Yes.  If some features are not a necessity to you then we can easily substitute them for other amenities in the house or cut them from the final price altogether.


Q:  What neighborhoods can you build a house in?
A:  We are not limited by neighborhood choice and we can even build on your own lot if you wish.


Q:  Can you make a minor alteration to the original plan - i.e. pocket door, extra storage or rearrange doors?
A:  Yes.  We have done this on numerous occasions and has been a key feature of Montoya Custom Homes.


Q:  How long does it take to build a new home?
A:  Approximately 90 days.


Q:  What are the advantages of working directly with you instead of using a realtor?

A:  The profit that the realtor would take would stay in your own pocket.  Montoya Custom Homes has received increased references from previous home buyers because of this feature.


Q:  I’m not ready to build a house yet, but I have questions about the process.  Can we talk about it now without any obligation?
A:  There is never any obligation until we have agreed to commence the building process.  Montoya Custom Homes has helped many individuals with questions about the process and time inverted in answering questions is never time wasted.


Q:  Do you use name brand products?

A:  Yes and if you have a preferred name brand we can also use it.


Q:  What energy cost saving features do you use?
A:  Double insulated windows with Low E glass, insulated garage doors, high efficiency heating and cooling system.  Exterior walls have insulation thickness of 3 ½ inches and an R-Value of R-15.  Ceilings are insulated with an R-Value of R-30.  Garages are also insulated.


Q:  What type floor plans do you have?
A:  We have floor plans ranging from 1100 sq ft to 4000 sq ft, 3 to 5 bedrooms, 2 to 4 bathrooms and many other distinct features.  Montoya Custom Homes has a large collection of floor plans including an architect who is skilled in modifying any floor plan to fit your request.


Q:  Do you warrant your new homes? What does it cover specifically and for how long?

A:  All homes are insured with a one year warranty for materials and workmanship from the date of purchase.  In addition, every home includes two year warranties for the plumbing, electrical, and HVAC, and a five year warranty on HVAC condensing unit and compressor parts.
